Forest / Timber Stats

Three Forest Areas

 The property features three distinct forested areas, including two Douglas Fir timber stands and a mixed-species woodland. 

 

  • Area 1: 11.5 acres of old-growth Douglas Fir, with trees estimated at 72 years of age.
  • Area 2: 8 acres of pre-merchantable Douglas Fir, currently 25 years old.
  • Area 3: 6 acres of mixed timber, including Douglas Fir, Grand Fir, Red Alder, Bigleaf Maple, and other minor species.


Note:  

  • Red Alder is a fast-growing hardwood commonly found in the Pacific Northwest. It is often used for furniture, cabinetry, and paper production.
  • Bigleaf Maple is another hardwood native to the region, known for its large leaves and high-quality wood, which is used for furniture, musical instruments, and flooring.

Forest Area 1 – Mature Douglas Fir Stand

This old-growth parcel is primarily composed of Douglas Fir, with a smaller mix of Grand Fir, Bigleaf Maple, and Red Alder. A 2024 volume projection update, based on a 2018 Timber Cruise, estimated the following timber volume: 


  • Douglas Fir: 637,000 board feet (MBF)
  • Grand Fir: 23 MBF
  • Red Alder: 18 MBF
  • Bigleaf Maple: 5 MBF
  • Mixed Pulpwood: 34 tons


This mature stand offers natural beauty while also representing a valuable timber resource with strong market potential.

Forest Area 2 – Pre-Merchantable Douglas Fir Stand

This parcel was cleared and replanted with Douglas Fir seedlings in 2000. When it reaches a harvest age of 50 years, the projected timber volume is estimated at 188 MBF.


Growth and Harvest Considerations

  • Douglas Fir experiences peak growth between ages 20 and 60.
  • Standard commercial rotations typically range from 40 to 50 years.
  • For higher-value premium lumber, longer rotations of 60 to 80 years are preferred.
  • Best management practices recommend thinning between ages 15 and 25 to enhance growth rates, improve timber quality, and provide early revenue opportunities.


This stand presents strong long-term value with opportunities for interim management to optimize timber quality and yield.

Forest Area 3 – Mixed Timber & Natural Springs

This 6-acre area features a diverse mix of Douglas Fir, Grand Fir, Red Alder, Bigleaf Maple, and other minor tree species.


Notably, it contains two natural springs, one of which served as the primary water source for the house and property until the 1960s. This spring remains active year-round, contributing both ecological value and potential water resource benefits to the property.
